By Age 30

7 things I want to accomplish by age 30!!

  1. Pay off my “stupid” car loan
For people who have a good sense of finance will not tie up with a car loan more than 5 years, but I’ve a 7 years car loan which I borrowed back in March 2007. Nothing much I can do now as all the excess money I have already dumped into my house loan.
  2. Pay off my house loan.
Yeah~ this sounds great isn’t it?! Well, it is not easy, we have to pay at least a montly installment of RM3, 158.00 (annual installment of RM37, 896.00) bases on the assumption the interest rate remain 3.75% for the following 6 years.
  3. Our first baby age 2 years old.
Hehe, let say our wedding is not later than Feb, 2011, I might need at least 6 months to improve my health so that my body can take it when I conceive the first baby.
For those that don’t know, I’ve a bad health record with high cholesterol rate, high urine acid and low white blood cell. And I have to be on diet so that I can be in perfect shape during my wedding day, so I don’t think so I can be healthy enough once after my wedding.
  4. My monthly salary hits at least RM5k.
Yes, for me and my family to have a better life, I must have monthly salary of RM5k by age 30. Only by that, I can have a second baby at age 32. Living standard in KL is too high and we have to cope with the inflation rate of at least 4.5% a year.
  5. Maintaining my weight at 47kgs and have a clean health record.
This is a must. I don’t want to look like an “aunty” by age 30. I just want to look more lady like and more charming. Yeah, I can do it. I also want to improve my health condition by doing more exercise and have a good daily routine practice (Go to bed at 11p.m. at wake up at 6.30a.m.).
  6. Visited at least 5 countries.
Travel is a good investment. We can learn about other people cultures and we can be more aware of what happening outside the countries. So far I’ve visited Hong Kong, China (which I consider both of them as 1 country), Singapore (which I only went to the Sing Lim square due to business purpose ~sigh~, I must visit there again) , my next destination will be Taiwan. What are the other 2 countries? Well, I think I should explore the Europe countries, so maybe London, err...ya...and also, Australia, which is my dear favorite spot.
  7. Promoted to managerial level.
By age 30, I’ll have 8 years working experience. It shouldn’t be hard for me to get at least an assistant manager title.

Starting A Day Care Business

People who is close to me might probably know my dreams.

I would like to retire from corporate world at age 36, when I am debt free, to spend more times with my family and start up my own business- day care.

Why day care, the main reason is purely because I love kids so much. While you can make money with your own interest, why not??!!

In planning your own day care facility, you will need careful planning so that you do not find yourself confused and at a loss on the tasks you need to finish. An organized checklist will help you prioritize and finish all that you are required to do.

For starters, you will need to have a clear definition of your day care. A definition of what your day care facility will be very useful in setting your policies.

• Will you be starting your own daycare facility?
• Will you be franchising from an established day care center?
• What age group will you cater to?
• How many children will you have in your day care facility?
• How many staff members will you be hiring?
• What will your employee’s job descriptions be?
• Will you be having an everyday program?
• Will you be having an after-school care program?
• Will you be offering overnight care giver programs?
• Will you be offering part-time day care programs?

Next, you will have to consider where you will be putting up your day care center. This part would need a bit of research on your part and a check into your finances.

• Will you be establishing a home-based day care center?
• Will you be renting out a space for your day care facility?
• What are the zoning regulations in the area?
• What is the market potential in the area?
• What is the neighborhood like?

Afterwards, you will need to legitimize your day care venture. This would ensconce your business on solid, and legal, ground. You will again need to research on this area.

• What is a business plan and how do you make it?
• What would be a good business name?
• How will you acquire permits and licensing for your business?
• How do you get and purchase insurance?

After getting the necessary permits and license for your business, you now have to focus your energies into the financing of your day care facility.

• How do you make a worksheet for your start up costs?
• What are the spaces, documentation, equipment, and other material you need to pay for?
• How much will you need to keep your day care facility running every month?
• What are the ways to save up on your expenditures?
• Can you use your personal finance, such as home equity loans and credit cards, to fund your day care facility?
• How can you apply and be eligible for government grants and subsidies for day care centers?
• How are you going to price your services?
• How much profit do you foresee?
• How do you make an efficient financial worksheet that can keep track of all your spending and profits?

The checklist you have above will surely assist you in making sure that your business becomes a success. It might be hard work but the gratification to be gained from a day care business will be truly worth it.

Global Gold Price

I've put in another live chart index. "Global gold Price".

Initially, my main purpose is to keep my dear updated on the current gold price as he will be taking care on our wedding bands. So, he must be very alert on the right time to buy in.

The calculation is per below.
1. Convert the global price to /gram price.
Conversion : 1 troy ounce = 31.1034768 grams

2. Convert the USD to RM base on current currency exchange rate.
Might refer to oanda.com.

I will try to upload a Malaysia Gold Price Index Chart, but I am still figuring on how to work on it.

Hehe.

But, then, I found out, by monitoring on the gold price fluctuation, we might find a good time to invest on gold as well.

Global Oil Price Per Barrel

Why Concern?

Anyone noticed that I've inserted the live crude oil price index at the side of my blog?

Hehe... why am I so concern? I guess the oil price is very much related to the global economic condition. However, the most important thing is I am working in an oil & gas service company; the oil price has a very direct impact on my company financial performance (and of course, whether I can make myself survive in the company during this recession).

Well, I am not hoping that the oil price will increase tremendously....but it should be maintained at a reasonable level which I think

USD 70 per barrel??

Buying A Washing Machine

Come across this article when I was trying to serach for some information on the home appliance for my future home. Thought it might be useful information for most of you, so decided to copy the summary into here.

Washing machines come in two varieties:

  1. Front loading washing machine

Pros

  • Consumes less water, detergent and electricity
  • Provides better wash
  • Usually comes with in-built heater
  • Fits under your kitchen cabinet
  • Has a pump to drain water

Cons

  • Expensive
  • More noisy
  • Much heavier than top loading washing machines

2. Top loading washing machines

Pros

  • Cheap
  • Light weight
  • Less noisy
  • Need not bend to load/unload clothes

Cons

  • Consumes more water, detergent and electricity
  • Does not come with built-in hot wash facility

Tips for buying a washing machine:

  1. If you can afford the cost, go for a front loading washing machine. It offers better wash quality, has low running cost (in terms of water, detergent and electricity consumed) and occupies less space.
  2. If you want a cheap, easy to move around machine, go for a top loading washing machine.

Things to look for when buying a washing machine:

  1. It should have the ability to remember where it stopped before a power cut and resume from that point when the power comes on again. This feature is a must. Many cheap top loading washing machines do not have this feature.
  2. Front loading washing machines should allow you to drain water manually when the power goes off so that you can remove the clothes and wash them by hand. If you can't drain the water, you can't open the door in front loading washing machines, as the water would spill from the front.

Symptoms Of Infection

Saw the below tips from yahoo on how to identify if your computer is infected .

Yeah..this is what I experience.

• You experience new, prolonged slowdowns. This can be a sign that a malicious program is running in the background.
• You continually get pop-up ads that you can't make go away. This is a sure sign you have "adware," and possibly more, on your machine.

• You're being directed to sites you didn't intend to visit, or your search results are coming back funky. This is another sign that hackers have gotten to your machine.

So, what can we do?

• Having anti-virus software here is hugely helpful. For one, it can identify known malicious programs and disable them. If the virus that has infected your machine isn't detected, many anti-virus vendors offer a service in which they can remotely take over your computer and delete the malware for a fee.

• Some anti-virus vendors also offer free, online virus-scanning services.

• You may have to reinstall your operating system if your computer is still experiencing problems. It's a good idea even if you believe you've cleaned up the mess because malware can still be hidden on your machine. You will need to back up your files before you do this.

So, please be more careful when you surf net. If not, you will have unnecessary headache.

Dead

This blog has been dead for a while.

But, I love to read other’s stories…even a stranger story may attract me…
